Why Stage a Vacant Home?
Less is more…right?
Although vacant homes reveal space, only 10% of buyers can visualize how furniture will look in empty rooms.
Empty rooms also have an echo that most buyers do not find warm and comfortable.
When buyers walk through you home, you want them to imagine themselves living there. Placing the right furniture and accessories helps buyers get a feel for how their own furniture will work in ‘their new home.’
Staging leaves the them with that ‘special feeling’ that lingers long after they have viewed your home.
A Vacant House Shows All the Flaws
Staging is not about covering up the flaws, it’s about drawing the eye to the beautiful features in your home. That’s why staging a vacant home is a 2 step process, too…
The big difference between the Preparation Stage in a vacant home versus an owner occupied home is, you don’t need to remove the clutter…but there’s still preparation.
Is Your Vacant Home Not Attracting Buyers?
If your vacant home is not attracting buyers, these are things I’ll typically recommend you do before furniture and accessories are added:
- Put fresh neutral colored paint on walls
- Remove shelving
- Update lighting fixtures
- Update bathroom fixtures
‘You were right. We should have done that the first time,” is the comment I hear most frequently after the Preparation Phase is complete.
